Complete drainage replacement
All cast-iron drain and sewer piping was removed and every drain line replaced.
Project case study • Houston 77007
Republic Plumbing completed a comprehensive plumbing modernization across both floors of this historic Victorian home—replacing every potable-water and drain line, reworking the gas system, rebuilding bathroom layouts, and consolidating two tank water heaters into one outdoor tankless system.
The work had to respect an unusually altered structure, active historic-district requirements, and a busy whole-home renovation involving many trades.
Project at a glance
Approximately six months of active plumbing work covered four full bathrooms, two kitchens, two laundry rooms, separate exterior hose connections, water heating, gas distribution, and every drain and potable-water line.
All cast-iron drain and sewer piping was removed and every drain line replaced.
All potable-water piping was replaced across both residences.
Upstairs and downstairs bathroom layouts were reconfigured and rebuilt.
Two tank heaters became one outdoor tankless unit with built-in recirculation.
Gas supply was rebuilt around relocated, removed, and added appliances.
Work was sequenced with inspections, historic requirements, and many trades.
Property history & structural reality
Public property records identify the building as an 1890 Victorian home. Historical property descriptions document that the original house was lifted in the 1930s so a bakery could be created beneath it while living space remained above.
The new lower floor was built around brick support piers that still remain inside the structure. Those piers—and decades of additions and alterations—created real routing, access, and sequencing constraints for the plumbing renovation.
This was not a conventional two-story house. The plumbing plan had to respond to how the building was actually created and supported.

Planning, access & sequencing
Republic Plumbing coordinated with the homeowner, City of Houston, historic-district stakeholders, designer, structural engineer, electrician, HVAC contractor, carpenter, painter, flooring, window, and roofing teams.
Weather, design decisions, trade schedules, and jurisdictional reviews caused pauses. Plumbing routes and rough-ins had to advance in the right sequence without blocking other work.
The plumbing passed required City of Houston testing and inspections, while the broader renovation proceeded under applicable historic-district requirements.

Documented systems
The systems were different, but they could not be planned independently. Drainage, potable water, gas, fixtures, equipment, structure, and finish work all affected one another.
01
Every drain line was replaced, including removal of all cast-iron drain and sewer piping. The new system served two kitchens, two laundry rooms, and four full bathrooms across the upper and lower residences.
Routing and slope had to work around the historic brick support piers, existing structure, and newly configured rooms.
Drain and sewer evaluation and repair02
Republic Plumbing replaced every potable-water line on both floors and provided separate exterior hose connections for each residence.
Both upstairs and downstairs bathrooms were reconfigured. New plumbing fixtures were selected and installed to support modern performance while matching the historic character of the home.
Whole-home repipe services03
Two separate tank water heaters—one for each floor—were replaced by a single outdoor tankless unit with built-in recirculation serving both residences.
The gas distribution system was also redesigned because cooking appliances, furnaces, and the new tankless unit were relocated, removed, or added during the renovation.
Water heater and tankless services
Completed result
The finished building now functions as separate upstairs and downstairs homes, each with its own living spaces and exterior areas, while one recirculating tankless system supplies hot water to both floors. The completed upstairs full bathroom shown here pairs modern plumbing performance with finishes suited to the historic home.
The property has remained occupied since completion. Republic Plumbing is not aware of any plumbing failures since the work was completed, including through multiple Houston freeze events.

What this project demonstrates
Complex renovations succeed when the building’s history, structure, plumbing systems, inspections, and construction sequence are treated as one connected problem.
